The planning process for the terrace has begun!

After many months of planning and working closely with over 70 local residents on design and use of the vacant terrace next to the bakery building (179 - 189 Oakfield Rd, backing onto Donaldson Court) we have now submitted the planning application! We are really proud of the plans we came up with together and really hope you love them too. You can read in-depth about the process, the context and of course the ideas we came up here:

We continue to be open for drop-ins every Thursday 10.30am - 1pm at 189 Oakfield Rd for a chat and a cup of tea under the chandelier, for people to share ideas and to answer any question you might have.

The 9 terraces are made into 8 homes, some of them traditional 3 beds, differently sized two beds and a one bed apartment. They all have some sort of private outdoor space, be it on the ground or as a terrace. We extend into the attic space, allowing for room sizes to be bigger than average and some extra storage and utility rooms. Importantly the terraces will be retrofitted to a high environmental standard which means energy bills for the future occupants will be kept very low. One of the flats is fully accessible and has space for a live-in carer.

We are keeping the frontage traditional in line with the heritage of our area and a clever solution to provide level access to all homes and shop space.The back is more modern and thanks to our amazing local design team each home has a little winter garden built in between the outriggers. We think it will be a great place to live. Rents will be affordable and secure.

And last, but absolutely not least, we are providing some more space for local shops. Homebaked Bakery is extending into the downstairs of the neighbouring terrace to provide more training space and more spaces for you to sit and meet. We are offering two commercial spaces for rent, hopefully helping to provide space for some of the shops many of you speak about. And at the other end of the terrace to the bakery building our sister organisation community business Homegrown are creating a space for brewing beer and non-alcoholic drinks and most importantly for more local jobs and training, for others to trial new business ideas and for social encounter.
